More recent data from Galt & Taggart shows that prices have continued to move higher. In 2024, the average price on the primary market increased by approximately 11.6% year-on-year, while market activity remained substantial.


By 2025, Galt & Taggart's market analysis indicated that the fundamentals of Tbilisi's residential market remained relatively strong, although the pace of price growth was expected to become more moderate. The research house identified urbanisation, declining household size and attractive rental yields as important long-term demand factors.

The most important lesson is that Tbilisi is no longer simply an emerging property market where investors can rely on broad market appreciation.

The pandemic caused a significant contraction in 2020, but the recovery was particularly strong. Real GDP expanded by 10.6% in 2021 and 11.0% in 2022, followed by 7.8% growth in 2023, 9.7% in 2024 and 7.5% in 2025.


Georgia's nominal GDP reached approximately GEL 104.6 billion in 2025, equivalent to around US$38.1 billion, while GDP per capita reached approximately US$10,297.

These figures are important for real estate investors because property markets do not operate independently of the wider economy.

  • 4,031 apartments were sold, +33% YoY

Within 1 working day — GEL 270

Within 4 working days — GEL 150

This means that, when the transaction documentation is properly prepared and the property is suitable for registration, ownership registration does not necessarily require weeks of administrative processing.

The same-day service is particularly valuable for investors who want to complete a transaction efficiently.

Once the Public Registry registers the buyer's ownership, the purchase amount can be transferred to the seller, while the buyer receives an extract confirming ownership.

NAPR states that its Smart Contract platform is also used for remote property purchases by eligible Georgian citizens living abroad.


For international investors, the exact procedure and eligibility should always be confirmed for the specific transaction, but the development of these digital services demonstrates Georgia's broader effort to make public and property-related services faster, more accessible and technology-driven.
